Two hundred years on the same ground

The 3,200 acres that make up Cross Creek Ranch are the same acreage granted to Churchill Fulshear Sr., one of Stephen F. Austin's original "Old Three Hundred" settlers, on July 16, 1824. His son, Churchill Fulshear Jr., built the estate into one of the largest landholdings in Texas by the 1850s, complete with a four-story brick mansion called "Lake Hill" and a private racecourse โ€” named Churchill Downs, decades before the famous Kentucky track borrowed the name.

A cemetery that tells the other half of the story

Inside Cross Creek Ranch today sits the Fulshear Black Cemetery, covering 3.09 acres of that original 1824 land grant. It began as a burial ground for enslaved people working the plantation and continued serving the wider community after emancipation, holding the graves of midwives, cooks, and ranch workers. It stands today as a direct, physical counterpoint to the grand plantation history told elsewhere on the property.

From ranch to master-planned community

Records differ on exactly when large-scale development began โ€” one account points to Johnson Development starting work in 2008, another says Trendmaker Homes acquired the land in 2005 before Johnson Development took over in April 2012. Either way, the modern Cross Creek Ranch grew fast: it was still being ranked among the nation's 50 top-selling master-planned communities as recently as 2024, with more than 60 miles of trails, water parks, tennis courts, and a retail corridor anchored by an H-E-B along Texas Heritage Parkway.

Water engineered to stay out of the way

The centerpiece of Cross Creek Ranch's design is Flewellen Creek, once a plain ranching ditch and now re-meandered into a natural stream corridor more than two miles long, flanked by a floodplain engineered 450 to 600 feet wide. That design is credited with keeping the community largely dry during Hurricane Harvey, when many nearby neighborhoods flooded.

Schools split down the middle

Cross Creek Ranch is unusual in that it isn't served by a single school district. Homes are zoned to either Katy Independent School District or Lamar Consolidated Independent School District, and the line between the two can run down the middle of a single street rather than along one clean boundary.

The town growing up around it

Fulshear, the town that surrounds Cross Creek Ranch, grew from 16,856 residents at the 2020 census to a projected 64,630 by 2025 โ€” a 283% increase in five years. That kind of growth is why Cross Creek Ranch keeps adding schools, retail, and new sections even as its oldest streets are still well under twenty years old.
